Drive-in Movies!

Have you been to the drive-in theater lately?  What a great way to spend time with family and friends.

My family went Saturday night and took two friends.  We saw, "Horton Hears a Who" and "27 Dresses", what a great time.  The younger 2 fell asleep, but with the seats down in the van, and blankets for all that didn't matter.

It's economical too.  For $12 we had comfortable seating and entertainment.  Brought our own snacks, except for the popcorn and with bathroom facilities you've got what you need for the evening.

So think about it, take your family and enjoy.  Movie starts at dusk.  Located at 1019 McArtor.

Spring has Sprung!

Have you been out enjoying the weather, albeit windy?  Our seed potatoes have been purchased, yes we missed the 17th.  Planning to put them in the ground on Friday.

Take time to stop at the local greenhouses for your spring planting.  Southwest Nursery & Landscaping at 607 S 14th (225-5923); Plant Connection at 679 E. Beeson (225-7508); and Nature's Corner at 11192 Kliesen (225-5639).

Take time today and enjoy time outdoors relaxing by yourself or with your family.  There's so much to do.

If you received the March newsletter, there's a great way to bring sunshine to your home even on a cloudy day.  Mixing together tempra paint and dish soap, let the kids paint pictures on your windows.  We did this on the outside windows during spring break and it brings a smile each time I drive into the driveway.  And to think it will wash off with the spray from the garden hose.  Oh yes, some of the spring cleaning will get done that way.

Leap Day!

A Whole Extra Day!  We lose an hour in the spring and gain back that hour in the fall.  But this year being Leap Year, we get a whole extra day!  Are you doing anything special with your day?

Making a small change over time can result in a big change at the end of the year.  So start today and make a small change, start reading a book to help in your business, with your family or your self.  Maybe you already do that, how about 15 minutes each day, walking outside to enjoy the surroundings and get fit.

There are many ways to make a small change, sometimes just changing your daily routine around can make all the difference to your day.  As Brian Tracy's book, "Eat that Frog", says address and accomplish your biggest most feared task first.

Gals, have you been thinking about asking him out!  Tradition says today is the day.  ENJOY your extra day.

What a Beautiful Day!

It's a soup day!  What's your favorite?  Mine is a tie between Chicken Noodle and Potato.

With the slow mist and rain our yards, flowers and gardens are getting a nice drink.

If you have time this week you might want to take a drive and see what's happening at the Kansas State Fair in Hutchinson.  Check out the butter sculpture and the sand sculpture at least, then there is the milking barn, 4-H exhibits and if you're wanting a gadget the Commercial Buildings.  The fair ends Sunday, September 16th.

Are you Pre-Approved or just Pre-Qualified?

Today, I want to share some information about pre-approval and pre-qualification that a lender may give you.

Pre-qualification just says that based on what you've told the lender and your credit score and maybe they pulled your credit history, they will loan you an amount of money to purchase a property.  But beware, the small print will say, and I quote from a letter received by a customer, "Pre-qualification is neither a pre-approval nor a committment to lend."  In fact they repeat "This is not a committment to lend"

Pre-approval is the bank agreeing to give you a loan to purchase a property up to an amount they specify.  They do have conditions, i.e. the property must appraise and there must be verification of funds available to close and verification of employment.

The first step in the home-buying process is to find out what you can afford.  Call me today if you are ready and I can give you the name of several lenders, so you can get started on you way to home ownership.

September 1st

Wow!  September 1st already and many of us are enjoying a 3 day weekend.  It's a great time for the last trip to the lake or a visit with family.  But, if you are like us, it's a great chance to get our fall cleaning done.  Just finished with the kitchen refrigerator and small step towards finding the countertops.

I'm looking forward to hearing from you with questions about homeownership and a great way to get your property listed and market ready if it's time to make a move.

Are you working with a Realtor®?  To find out check online at Realtor.com or ask the agent, "What Board do you belong too?"

To give you a brief overview, a person must take a pre-license class and pass.  The next step is to take the state exam and pass.  Finally they must hang their salesperson's license with a licensed broker.  If you are buying or selling in Kansas, the agent must be licensed by the Kansas Real Estate Commission.  To check the status of the licensee, online at http://kansas.gov/krec

Are you on your own?

Did the agent offer you an opportunity to have representation?  Did you sign an agreement with the Realtor to work for you? 

If not they may be representing the other party in the contract or maybe the other party is represented by their Realtor and the person taking your offer is not giving you all the help you may want.  An agent only represents one party in a contract, by law.

I represent the Seller (a Seller's Agent) when I list a property.  If I don't have the property listed then I can offer my services to the Buyer to represent them (a Buyer's Agent).  As a Seller's agent all factual information is provided to the Buyer, so they can make an informed decision.  The best information a Buyer or Seller can use to determine the value of a property is to know what the market value is and the absorption rate for the area.
